This website, xtract.ai, is owned and operated by Vektor, LLC dba North Star Mountain Homes (“North Star,” “we,” “us”). Real estate brokerage services are provided by Josh Jurkovich, Colorado Associate Broker (license FA.100110068), through LoKation® Real Estate (KlutznickRG Colorado, LLC, Colorado brokerage license EC.100066560). This policy explains what we collect, how we use it, and the choices you have.
What we collect
Information you give us. When you sign up for listing alerts, download a resource, book a consultation, or send a message, we collect what you enter: your name, email address, phone number, the area you are interested in, whether you are looking to buy or sell, and anything you write to us.
Information collected automatically. Like most websites, we collect basic technical information when you visit: IP address, browser and device type, pages viewed, how you arrived at the site, and similar usage data. Some of this is collected with cookies and similar technologies.
How we use it
- To answer your questions and provide the real estate services you ask for.
- To send listing alerts, resources, and updates you signed up for.
- To send text messages, only if you gave consent to receive them (see Text messages below).
- To understand how the site is used and make it better.
- To keep the site secure and to meet legal, licensing, and brokerage record-keeping requirements.
Who we share it with
We do not sell or rent your personal information to anyone. We share it only as needed to run this site and serve you:
- Service providers that work on our behalf, such as our CRM and email/text platform (HighLevel / LeadConnector), website hosting and content delivery, analytics (Google Analytics and Google Search Console), and search tools (Search Atlas). They may use the information only to provide their services to us.
- Our brokerage, LoKation Real Estate, as required for supervision, compliance, and transaction records.
- Referral partners, only with your permission. If you ask us to connect you with an agent in another market, we will share your contact details and what you are looking for with that agent.
- Legal reasons, when required by law or to protect our rights, our clients, or others.
None of the sharing above includes your mobile number or text messaging consent, except as described in the next section.
Text messages (SMS)
Vektor, LLC dba North Star Mountain Homes sends text messages only to people who opt in by checking a consent box on our website forms. The boxes are optional and are never pre-checked. There are two separate consents:
- Customer care messages: replies to your inquiry, appointment scheduling and reminders, and follow-up on services you requested.
- Marketing messages: new listing alerts, market updates, and real estate offers.
Message frequency varies. Message and data rates may apply. Reply STOP to opt out at any time; reply HELP for help, or contact joshjurkovich@gmail.com. Consent to receive text messages is not a condition of any purchase. Carriers are not liable for delayed or undelivered messages. See our Terms of Use for full messaging terms.
No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Information sharing with subcontractors in support services, such as customer service and message delivery, is permitted. All other categories above exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties.
Cookies and analytics
We use cookies and similar tools for analytics and site performance. You can block or delete cookies in your browser settings. To opt out of Google Analytics, you can install the Google Analytics opt-out browser add-on. Some pages load maps from OpenStreetMap and fonts from Google, which receive your IP address when those load.
Your choices
- Unsubscribe from emails with the link in any email.
- Stop text messages by replying STOP.
- Ask us what information we have about you, or ask us to correct or delete it, by emailing joshjurkovich@gmail.com. Depending on where you live, you may have additional rights under state privacy laws, and we will honor requests as those laws require.
How long we keep it
We keep information as long as needed to serve you and to meet legal, licensing, and brokerage record-keeping requirements, then delete or anonymize it.
Security
We use reasonable safeguards to protect your information, but no website or online service is completely secure.
Children
This site is not directed to children under 16, and we do not knowingly collect their personal information.
Changes
We may update this policy. The effective date at the top shows when it last changed.
